Puerto Vallarta lies on the Pacific coast of the state of Jalisco, approximately 125 miles (200 kms) directly west of the state capital of Guadalajara. With a population of 166,000, Puerto Vallarta has many amenities, but is hardly a metropolis. The city’s adobe homes, tiled roofs, and the white sand beaches ringing the Bahía de Banderas to the north and south assure visitors of the place’s tranquil security.
Puerto Vallarta is sometimes thought of as the gateway to tropical southern Mexico. The Bahía de Banderas forms almost a perfect semi-circle, with Puerto Vallarta at its apex. Glancing inland, the mountains leading to the Central Highlands of Mexico are plainly visible providing a dramatic backdrop to this thrilling oceanfront town. To the north are the wonderful and growing communities of Bucerias, La Cruz de Huanacaxtle, Nuevo Vallarta and Punta Mita in the neighboring state of Nayarit that continue to attract real estate buyers and investors from all over the world.
Puerto Vallarta has become a highly visible, desirable destination for settlers from North America. Condominiums can be high-priced, at perhaps US$300,000-400,000. On crossing the Ameca River into the neighboring state of Nayarit to the north, one finds a greater range of housing, including much more affordable options. Smaller family units are sometimes found there for well less than US$100,000. Puerto Vallarta still offers a great variety of types of housing, and though nothing is certain, buyers may expect their homes to appreciate significantly in the present market.
